Before the new floor goes down

Most flooring problems start underneath

Preparation is the part of a flooring job nobody sees once it is finished. It is also the part that decides how the floor sits, sounds and lasts.

  1. The old floor comes up firstThe existing covering, adhesive residue and old fixings are removed and disposed of where agreed.
  2. The subfloor is checked properlyOnly once the old floor is lifted can the base be fully assessed for level, damage and moisture.
  3. Levelling, repairs and membranesUneven or damaged areas are levelled or repaired, with damp-proofing or membranes where agreed.
  4. Edges left ready to finishSkirting, scotia, thresholds and door clearances are planned so the room finishes cleanly.

Painting

A clean finish starts with good preparation

Good painting is about more than the final coat. We prepare the surfaces, fill small cracks and imperfections, and protect floors, furniture and fittings before work begins.

We paint walls, ceilings, doors, frames and skirting, using finishes suited to the room and surface.

The small details that finish the job properly

A room isn’t finished when the floor is down or the last wall is painted. These are the details we work through before calling a job complete.

    Skirting boards, scotia and door thresholds fitted or repainted so every edge finishes cleanly.

    Touch-up & detail painting

    Frames, doors and smaller areas touched up so the finish reads even across the whole room.

    Cracks, marks & small repairs

    Cracks, holes and other imperfections filled and sanded before any paint or coating goes on.

    Doors, frames & fittings

    Doors, frames and fittings checked for clearance and finished to match the rest of the room.

    Final clean & snagging check

    The finished room is cleaned and checked against the agreed scope before we call it done.

    Sign-off walkthrough

Before you request a quote

How much does flooring cost in Dublin?
Laminate and LVT start from €20/m², parquet from €40/m², and hardwood or engineered wood from €50/m². Skirting labour starts from €14/linear metre. Guide prices for fitting labour only — materials are not included. Your exact price, with materials confirmed separately, is set out in a written quote after a free survey.
What should I send for a quotation?
Send your area or Eircode, the rooms involved, approximate measurements and a few photos. It also helps to include the finish you want, access details and preferred timing.
Can painting be included with a flooring project?
Yes. We can quote flooring, skirting, minor repairs and painting together. Each part of the job will be listed clearly.
What happens if the subfloor needs more preparation?
We can only fully check the subfloor after the old covering is removed. If extra preparation is needed, we explain the work and price before continuing.
Can you supply flooring and fitting materials?
Yes. Tell us whether you already have the flooring, plan to buy it yourself or want us to include materials in the quote.
Do you fit skirting, thresholds or trim doors?
Yes, where agreed in the quote. Let us know which skirting, thresholds or doors need attention so we can check them during the survey.
Do I need to move furniture out of the room?
Smaller items are best cleared before we arrive. For larger furniture, tell us what's in the room so we can plan how it's moved or protected as part of the job.
Can you work while the property is still lived in?
In many cases, yes. Tell us which rooms are involved and whether the property is occupied so access, protection and the order of work can be planned around it.
